This is a lovely house which we have refurbished specifically for six university students.   In the past, most people who have viewed it have wanted to rent it, and those that have rented haven’t regretted their decision!
The house is arranged on two floors. Downstairs are three bedrooms plus the kitchen, living room and shower/utility room. Upstairs are the other three bedrooms and bathroom with shower.  The house has gas central heating and as much hot water as you want.
The rent for next year works out at about £135 per person week.

Living Room
The living room is light and spacious.  The sitting area has two leather sofas (not as pictured), an easy chair and coffee tables, and it has large patio doors looking out onto the attractive back garden.  It has TV aerial sockets and cabling to a Sky minidish on the roof.  The whole of the downstairs has attractive laminate flooring. The dining area has a pine table and chairs. A freezer is also kept in the corner of the dining-area to allow for extra fridge space in the kitchen. The living room measures 5.8m x 3.5m in total.

Bedrooms
There are six bedrooms. Each is furnished with similar furniture – a single bed, a pine wardrobe (or a built-in cupboard), pine chest-of-drawers, bedside table, desk, bookshelves and notice board. Five of the bedrooms also have TV aerials and telephone sockets. The three downstairs bedrooms have laminate flooring, and upstairs they are carpeted. For further images see below.

Kitchen
The kitchen is in the heart of the house, adjacent to the dining area.  There is a gas hob and electric oven.  Two fridges provide enough space for six people’s food, and the dishwasher helps you to keep the dirty plates tidy! There’s also another deep freezer kept in the living-room. A microwave, a toaster, a kettle and several pots and pans have all been left for you by previous tenants.

Bathroom
This room serves a dual function. Firstly it is normally used as a shower room and toilet for tenants in the three downstairs bedrooms. The shower cubicle is quite large, and water is at mains pressure.  There is also a washbasin and toilet (out of the picture). You can also see the washing machine and tumble drier here.

Back Garden
Outside at the back is a nice terrace so you can sit outside in the summer. Down the garden is a large shed (with padlock) that you can use for keeping bicycles, etc.  There’s a (bolted) gate giving you access straight onto the street.The garden needs little maintenance. The landlords will occasionally tidy it up as necessary.


Location
The house is on the corner of South Road and Baden Road. Although the address is South Road, in fact the front door is in Baden Road. Both of these are quiet residential roads, and there is no through traffic in this area – just access traffic. One car can always be parked in the front driveway, and other cars can generally be parked outside on the street. The house is about 15 minutes walk from the university campus. It’s a good distance for cycling, or you can catch a bus from Worplesdon Road (100 yds away). There is also a new Sainsbury’s shop just a little way up Worplesdon Road, or a Co-Op down towards town.
